— Questions

Frequently Asked Questions — Masonry Stucco NYC

Masonry stucco is a durable exterior finish applied over a masonry substrate — brick, block, or concrete — to protect the wall from moisture, cracking, and harsh weather while improving curb appeal. It’s built up in layers, giving it more durability than paint or siding alone.

Damaged stucco sections are removed down to sound material, then new stucco is applied and blended with the surrounding wall’s texture and color. Minor surface cracks can often be patched directly, while larger damaged areas need a full section replacement for a seamless result.

Common exterior stucco finishes include smooth, sand, and dash textures, along with custom finishes matched to a building’s design. Smooth finishes suit modern facades, while sand and dash textures are more traditional and better at hiding minor surface imperfections.

Traditional (hard-coat) stucco is applied directly over a masonry or lath substrate, while EIFS (synthetic stucco) includes a foam insulation layer underneath the finish coat for better energy efficiency. EIFS requires careful drainage detailing during installation, since trapped moisture is a common issue when it’s installed incorrectly.

Stucco should generally be inspected annually and resealed with a waterproof coating every 5 to 10 years to prevent moisture penetration and mold growth. Resealing on schedule is far less costly than repairing water damage that develops after a coating fails.
